Discover Ogden’s flourishing multifaceted economy from a space on the city’s most sought-after thoroughfare with one of these premium office or retail suites. 175 25th Street is a two-story building meshing with the other charming brick facades that characterize Downtown Ogden’s famous 25th Street. It boasts a prominent storefront with generous window lines and awnings. The second-floor space is available as one unit or can be divided into two units. 178 25th Street’s spaces are currently built out with new finishes. The leases have minimal CAM fees at $0.50, covering all utilities (gas, electrical, sewer, trash, etc.) except for phone and internet. The landlord is willing to negotiate custom build-outs based on terms to customize the perfect destination and add to Downtown Ogden’s vibrant streetscape. Historic 25th Street is Ogden’s predominant destination for shopping, dining, and nightlife. Walkable restaurants, bars, breweries, boutique stores, and more run from Union Station to the Ogden Amphitheater along this storied corridor. This fosters a synergistic atmosphere for retail or restaurant tenants and provides plenty of lifestyle amenities to office users at their doorstep. Ogden’s multi-layered economy of intertwined industries has made it a rising professional hub and bustling year-round city. The government has a substantial presence here as the city’s two largest employers, Hill Air Force Base and its more than 50 mission partners, employ over 21,000 personnel, and the IRS employs about 4,500 people. Weber State University, ranked in the top 50 public schools by US News & World Report, provides a strong academic presence with over 2,500 faculty/staff and over 26,000 students. Tourism is another key driver of the town. Adventures await any time of year with nearby trails, angler-favorites Ogden and Weber Rivers, and three ski resorts within 20 minutes of downtown. These factors and more make Ogden a popular place to lease. Quality space is hard to come by, with a muted vacancy rate of 3.7% for retail and 5.3% for office, well below national averages (Costar, March 2024).
